Two lovely bedrooms furnished available for rent now! Both completely
furnished and include all utilities -- electricity, DirectTV, SBC internet
(wi-fi), water, lawn care, garbage included. Kitchen and laundry priviledges
are available.

I wanted to post more pictures than the four allowed here, so I made a Myspace

Room 1 - $465 -- This room is the larger one and has a full sized bed with
linens, dresser with mirror, bureau, end table and lamp, and color TV.
DirectTV is in the room as well as a DSL line and wi-fi access. It has two
large closets.

Room 2 - $430 -- This room is a little bit smaller, but is bright and airy
with a queen sized bed, two bookshelves, papasson chair, desk with chair, two
end tables and lamp. The room has wi-fi access, but no television or DirectTV
access. I can arrange to have DirectTV access put in, but that will raise the
rate to $450 a month.

The bathroom will be shared with the other roommate. There is a large closet
in the bathroom as well as under the sink storage. There is also a half-bath
downstairs that you can use in case of emergency.

I have three small dogs and a cat (the cat will be leaving in August). The
house is large -- 2700 sq. ft. There is a big screen TV downstairs that you
are welcome to use. The dogs have done some damage to the carpets which is why
the rent is so cheap. Most rooms in this neighborhood run $550 to $600 a
month.

This is a first come/first serve offer. I will not hold the room under any
circumstances. If you are not SERIOUS, please do not contact me. Please do
your homework and figure out mileage. If you work in Mesquite, Frisco is
probably too far for you to drive. If your kids live in Irving, Frisco is
probably to far away from them. If you are planning on "checking out" 10-20
rooms and then taking 2-3 weeks to decide, don't contact me because I am
looking for someone who wants to move asap -- not in a couple of months.
However, if you are serious about wanting a room and wanting it asap, and are
hardworking, and decent -- I'd love to hear from you.

I can show the room late at night during the week, and on the weekends.

Rent must be paid in cash or postal money order only. Rent due for move-in is
June prorated and July. I can work with you on this if need be. The next rent
will be due on or before August 1. Lease is month to month with 30 days
notice.

I will require from you a copy of your Driver's License or government ID,
three references, an emergency contact (can be one of the references), proof
of employment or income.

I work a LOT of hours and like to say the house is a "drama-free" zone. When I
am home, I like to be relaxed and stress-free.

No drugs and no excessive drinking.

This is a great chance to make a fresh start. I am easy going and laid back,
and am offering a really nice place to live with a lot of great amenities.
